The problem

If you rent by the room, you already know.

Every month, the same pattern. Different month, same headaches.

"Bro, paid already"

Rent chasing in WhatsApp threads. Screenshots of bank transfers. Nobody knows the real total.

"Why is my electric so high?"

A tenant moves out on the 12th. Another moves in on the 20th. A third had a friend stay for a week. The split is "fair" — until they ask how you calculated it.

"Where's the deposit slip?"

Move-in meter reading, photos of the condition, deposit receipt — somewhere in your camera roll from last March. Probably.

The math we do for you

Occupant-days fair split. Every tenant. Every bill.

Stop dividing the electric bill by the number of rooms. RoomyFlow counts actual days each person was using the place — including overnight visitors, tenants on holiday, and mid-month move-ins.

When a tenant asks "why is mine higher?", you show them the breakdown. Argument over.

  • Visitors add days. Holidays subtract them.
  • Move-in / move-out dates are counted automatically.
  • Preview the split before you commit. Tweak if needed.
  • Once bills are generated, the month locks. No retroactive surprises.

Sarah · full month30 days · RM 78.00

Total occupant-days: 134. Cost per occupant-day: RM 2.33. Each tenant pays their share. No more "I was away for a week!" arguments.

Everything you need

Built around how you actually run a rental house.

Multi-property

Run two houses or twenty. Switch with one click. Add co-admins per property — your spouse, your manager, your accountant.

Lead pipeline + broadcast

Capture every "is the room still available?" message. When a tenant moves out, one click broadcasts the empty room to your whole waitlist. First to reply wins.

Move-in & move-out workflow

Snap meter readings and condition photos at move-in. Pre-stage move-out intent. Disputes get short when you have the receipts.

Unified billing & payments

One ledger. Monthly rent, ad-hoc charges, partial payments, deposits — all in the same view. Statement of Account ready to send to any tenant.

Occupancy calendar

Visitors and holidays on a month grid. See who's actually in the house at a glance. Perfect when allocating that giant water bill.

Reports that matter

12-month utility trends. Per-tenant breakdowns. Which room costs you the most. Which tenant pays the most reliably.

Find anything in 2 keystrokes

Press Ctrl K. Type a tenant name, a room number, or "overdue". You're there.

English · Malay · Chinese

Pick a language per tenant. Their portal speaks their language. Yours stays in whichever you prefer.

Works on your phone

Record a payment from the kopitiam. Approve a holiday request from the LRT. The whole thing fits in a thumb.

Smart-meter ready

Stop walking to the meter cupboard.

Plug in a Tuya-compatible smart meter (the cheap ones from Shopee work fine) and RoomyFlow will pull the readings on its own. Daily energy. Real-time draw. Per-room sub-meters.

  • Scheduled auto-capture — no missed readings, even when you're on holiday.
  • Toggle a room's power on or off remotely (use responsibly).
  • 30-day energy history charts. Spot the tenant running an air-con 24/7.
  • No smart meter? Just type the reading. Same result.

Tenant portal

Tenants check their own bills. You stop being the helpdesk.

Every tenant gets a clean, mobile-friendly login. They see their bills, payment history, deposit, and the breakdown of how their utility share was calculated. They stop messaging you to ask.

Lead pipeline

Never have an empty room for long.

Every "still got rooms ah?" message becomes a lead. When a tenant gives notice, one click emails the empty room to your whole waitlist — with the room photo, the rent, and the available date already filled in.

First to reply wins the room. You go from "tenant moved out" to "next tenant signed" without a single Facebook Marketplace post.

  • Record a lead — name, phone, budget, when they need a room, which type of room they want.
  • Match leads to rooms — tag interest in specific rooms or room sizes. The pipeline tracks who wants what.
  • Auto-broadcast on move-out — the moment you record a move-out, RoomyFlow queues a message to every matching lead.
  • Convert in one click — when someone says yes, the lead becomes a tenant with their move-in details intact.

Common questions

Do my tenants need to install anything?

No. They open a link, log in, and they're in. It works on any phone browser.

Can I import my existing tenants and balances?

Yes. When you add a tenant you can record their move-in date and an opening balance — money they already owe or have on credit. The first bill picks up from there.

What if I don't have a smart meter?

No problem. Type the reading from the meter once a month. The fair-split math works either way.

Is my data safe?

Each property is isolated. Co-admins only see what you grant them. Tenants only see their own bills. Every action is logged.

Can I cancel?

Any time. Self-serve from the subscription page. You keep read access to your records for 30 days after.

Stop being a billing service. Start being a landlord.

RoomyFlow handles the math, the chasing, and the paperwork. You handle the keys.
